STAGES OF THE CONVEYANCING PROCESS
Stage 1: Conveyancing Solicitor and Initial Stages

Once you have accepted an offer, you need to formally instruct your solicitor or conveyancer to begin the conveyancing process to allow the sale to progress effectively. We can recommend Solicitors who can deal with your matter quickly.

 

Stage 2: Enquiries and Conveyancing Searches

 This stage involves completing a number of detailed questionnaires and forms about the property to be provided by your solicitor/conveyancer.

Stage 3: Securing your Mortgage and House Survey

After the searches, a report of the property is created. The buyer will now apply for funding or, if it is cash purchase, can proceed to exchange contracts.

Stage 4: Signing the Contract

Once the buyers’ solicitors have received all the paperwork from the sellers’ solicitors, together with the result of the searches and confirmation of funding, they will arrange to go through all the documentation with the buyers

Stage 5: Exchange of Contracts

Once the buyers’ and the sellers’ solicitors have confirmed that everything is in order they will proceed to exchange contracts. The sale and purchase becomes binding on both parties. At this stage, the buyer pays the deposit which is negotiable. We can help the seller with cash problems before exchange and before completion. We help sellers with their property related problems.

Stage 6: Completion

A completion statement is sent and the buyer will pay the balance of the purchase price.

Stage 7: After Completion

At this stage, both the sellers and buyers have reached their goals.
